i sold roughly 30 of our branches in texas a few years back. its a tough place to bank. the lending rules are very different in texas then anywhere else
Texas has unique laws when it comes to mortgages. they have very specific home equity laws. plus there are lots of homes with acreage which presents all kinds of different issues. In 2017 Texas amended the their constitution which made cashing out a home easier but its still different than any other state. there are agricultural homesteads and a bunch of really specific land issues to texas. some of the changes also allow different types of loans and lenders to do business there...its just a bunch of extra shit to deal with.
btw...there are other states and areas that are difficult to lend in. for example...Louisiana has different things in the French quarter that make it rough to lend in. the foreclosure rules are very odd and the paperwork is recorded in French

Thanks for the info. I know going way back to the 19th century, Texas so hated NYC banks they passed all kind of laws making sure the state wasn't overwhelmed.

Maybe so. But I think the bigger question is, is it worth your time and trouble going through this monthly hassle/ experience when you could hire someone to do the rudimentary, train them in your techniques and double check their work at the end and save yourself a lot of time/ grief.

And, No CTC, I have no plans to change my bookkeeping system. My CPA uses QB for all of his clients, so that when its time to close out a year I can simply send him a flash drive and he can send me his closing adjustments back the same way. Thanks for your brilliant business acumen, however.
